										<content:encoded><![CDATA[<p>Planning permission has been granted for two new build houses on a green field, ‘edge of settlement’ site in Ardingly.  The scheme for Drake Developments, a London based developer, is to create two five bedroom semi-detached homes arranged over ground and first floors with basements to accommodate a gym, games/media room and plant room and utility rooms.  The proposed new dwellings respect the residential character of the area and set a new standard for properties within the immediate location.</p>
<p>The new homes are located on the boundary of the Area of Outstanding Natural Beauty, as such the scheme will retain the woodland screening at the rear of the site and new landscaping will be provided to enhance the setting for each house as well as provide appropriate habitats for local wildlife.</p>

<p>The scheme, set in the context of the mixed-use commercial and domestic London mews, adopts a simple brick form with carefully proportioned windows and façade. Natural light is a premium in this location, thus great care has been given to roof lights as well as boosting the outline of façade windows.</p>

										<content:encoded><![CDATA[<p>The original St John’s Lodge was a large 1894, Grade II listed Arts and Crafts, Edwardian country house. JWA was commissioned to divide the house into six houses and apartments and design a freestanding new build six unit apartment block. A new courtyard development of 12 houses was also created on the site.</p>
<p>To the Southwest, the new detached apartment block was built in keeping with the language and materials of the original house but lower in height, nestling between the mature trees.</p>
<p>The new development sits in the spacious and elegantly landscaped grounds.<br />
Mature, specimen trees were retained and married with new shrub planting to create a lush development in this leafy Surrey setting.</p>

										<content:encoded><![CDATA[<p>Planning permission was obtained for a pair of two storey duplex apartments with extensive terraces. These float over the original 1960s apartment block which remained fully occupied in the build.</p>
<p>Each apartment is entered by direct lift access at seventh floor level direct into living accommodation. A sweeping toplit helical staircase connects to the bedrooms on the sixth floor below. Most rooms have access to sumptuously planted private terraces.</p>
<p>Planning was won at appeal for an eighth floor. Thus a sun room and terrace were sunk into the roof form allowing the northern apartment stunning, long distance views across the city.</p>
<p>Prefabricated techniques were employed to minimize time on site and disruption to residents. The exterior is finished in render and copper composed to break up the mass of the extension.</p>
